Why Use a Real Estate Agent?

Why Use a Real Estate Agent?

Here are some reasons to consider using a real estate agent when you’re buying and selling properties:

Better Access and More Convenience

Real estate agents have market knowledge and know how to sell homes. A real estate agent’s job is to act as a liaison between buyers and sellers. This means that he or she will have easy access to all other properties listed by other agents.

Help Negotiating

One of the most difficult tasks whether buying or selling a home, is handling the negotiations. Many times, real estate agents can help you to get creative with your offers, so that you end up with a deal that has your best interests in mind. An agent can help by speaking for you in tough transactions and smoothing things over to keep them from getting too personal. This can put you in a better position to get the house you want. They will help you negotiate inspections and will help you stay objective during the transaction.

Preferred Vendors and Connections

Real estate agents will connect you with trusted partners. As you buy or sell a home, you may need to hire additional professional services, including: inspectors, lawyers, moving companies, plumbers, title companies and more. A good agent can recommend people that they have a good reputation in your community or area. When selling you may need professional photos and videos to accompany your listing. A real estate agent can handle staging and marketing your home across various channels.

Understand Home Financing

One of the most valuable benefits of working with an agent is their help with understanding how much you can afford for a new home.

Looking Out for Your Best Interest

A real estate agent will guide you through the closing process. At the closing table, your real estate agent will be right there with you to explain each piece of paperwork before you sign. It will make you feel more at ease with the process.

How to Select a Real Estate Agent

Select an agent with the right credentials:

Just as doctors specialize, so do real estate agents. Here’s what some of the designations mean:

CRS (Certified Residential Specialist):

Completed additional training in handling residential real estate.

ABR (Accredited Buyer’s Representative):

Completed additional education in representing buyers in a transaction.

SRES (Seniors Real Estate Specialist):

Completed training aimed at helping buyers and sellers in the 50-plus age range.

If the agent calls himself a Realtor® with a capital “R,” that means he’s a member of NAR. By hiring a Realtor®, the most important thing you get is an agent who formally pledges to support the code of ethics.

Research how long the agent has been in business.

You can often find out how long the agent has been selling real estate. Ultimately, what you’re looking for is someone who is actively engaged in a particular area and price range.

Confirm what kind of market presence they have by looking at their current listings and review their website and testimonials.

Two great places to look are the agent’s website and Realtor.com. Most buyers start their search on the Internet, and you want an agent who uses that tool effectively.

You also can look at how closely the agent’s listings mirror the property you want to buy or sell. Are they in the same area? Is the price range similar?

Ask them about the market inventory and their market knowledge.

A good agent should know about other area properties that are available instantly. You want someone like that who’s on top of the market, and is involved in the community.

Ask lots of questions to evaluate if their personality is a good fit for you.

You want somebody trustworthy who you can rely on. The best relationship is balancing credentials and chemistry. A good agent will listen carefully to your priorities, won’t waste your time, and will save you money.
